We start to provide pre-sales service if our customers at home and abroad who decide to buy a house contact us. After you decide, our first service starts with airport transfer. Afterwards, we welcome you in Alanya. Before the sales contract signing stage, we ensure that you have a day full of surprises.

Sales Process

When you decide to buy a house from Perli Construction, a legal process begins. In this regard, we make a series of preparations on your behalf before and during the title deed stage.


DEBT INQUIRY FROM THE MUNICIPALITY


Deed
Before going to the municipality, we need to go to the municipality with a photocopy of the title deed of the house for you. At the municipality, we find out if the house owes property tax. We then check whether the zoning number in the municipality matches the number on the title deed and present the results to you with documents.


PREPARING DOCUMENTS

As Perli İnşaat, we prepare a photocopy of the title deed, the original and photocopy of the buyer’s identity card/passport, and two passport size photos. If the house was bought with a loan, we keep the mortgage document ready.


PROCEDURES TO BE PERFORMED AT THE LAND REGISTRY

Transactions at the land registry office concern both the buyer and the seller. If we submit our documents in full, our application will be approved quickly and easily.

CITIZENSHIP

How to acquire Turkish citizenship?

Foreigners can acquire Turkish citizenship in two ways.

1- BY BIRTH; Turkish Citizenship acquired on the basis of lineage or place of birth.

By descent; Turkish citizenship A child born in or outside Turkey to a Turkish citizen mother or father within or outside the union of marriage is a Turkish citizen. Through the place of birth; a child who is born in Turkey but cannot acquire the citizenship of any country by birth due to his/her foreign parents and a child whose parents cannot be identified are Turkish citizens from birth.

2- SUBSEQUENT; Turkish citizenship acquired through the decision of the competent authority, exceptional circumstances, marriage, adoption and the right to vote.

Acquisition of Turkish citizenship in general with the decision of the competent authority; Any foreigner who has resided in Turkey for five years without interruption, is of full age and has the power of discernment may apply to acquire Turkish Citizenship in General with the decision of the Competent Authority if he/she meets the conditions such as confirming his/her decision to settle in Turkey with his/her behavior, not having a disease that poses a danger to public health, being able to speak Turkish sufficiently, having an income or profession that will ensure the livelihood of himself/herself and his/her dependents, and not having any situation that would constitute an obstacle in terms of national security and public order.

Persons who bring industrial facilities to Turkey or who have rendered or are expected to render extraordinary services in scientific, technological, economic, social, sportive, cultural, artistic fields and for whom a reasoned proposal is made by the relevant ministries.

Foreigners with residence permits in accordance with the Law on Foreigners and International Protection, foreigners with Turquoise Cards and their foreign spouses, their and their spouses’ minor or dependent foreign children, foreigners deemed necessary to naturalize. Foreigners who are accepted as immigrants may acquire Turkish citizenship exceptionally with the decision of the Council of Ministers, provided that they do not have any obstacle in terms of national security and public order.

On the other hand, according to the amendment to the regulation on the implementation of the Turkish citizenship law dated 19.09.2018;

  • Those who realize a fixed capital investment of at least USD 500,000,
  • Those who purchase real estate worth at least USD 250,000 with a three-year non-sale clause,
  • Those who start a business that will create at least 50 jobs,
  • Deposits of at least USD 1,000,000 in banks operating in Turkey, provided that they are kept for three years,
  • Foreigners who purchase government debt instruments amounting to at least USD 250,000 with the condition of holding them for three years may also be considered within this scope and may apply to acquire Turkish citizenship exceptionally with the decision of the Council of Ministers.
